Condition measurements and maintenance

Since the 1980s, real estate organizations have increasingly had the condition of their buildings assessed. This is done, among other reasons, to prepare more accurate maintenance budgets, ensure the safety of users and passers-by, and prevent large-scale costly repairs.

What do we do?

Peutz Geveltechniek carries out delivery and maintenance inspections of façades for, among others, the national government, project developers, building owners, and property managers.
A delivery inspection consists of a complete survey of the façades, during which any defects and shortcomings are identified. In addition to the strength and stability of the structures, attention is given to the façade’s air and watertightness, the condition of the materials used, and whether each component is still functioning properly.

During maintenance inspections, the characteristics of existing defects (severity, extent, and intensity) are determined, the timeframe within which repairs must be carried out is assessed, and the potential consequences of not remedying the defect are evaluated. In addition to listing the defects, a method of repair is determined for each one.

In maintenance inspections, the condition of the façade components is objectively qualified and quantified according to NEN 2767-1 “Condition Assessment – Part 1: Methodology”. Based on the condition assessment carried out, our firm can, if desired, prepare a multi-year maintenance forecast.
